If you have decided to purchase a 'to be built' home, there are a few decisions and choices you need to make prior to going under contract.  Those include the plan and elevation you want to build and the homesite you want to build it on, along with what structural items and/or any custom options that will be included.  This may sound daunting, but it's a simple and fun process and your New Homes Specialist will guide you through it!       


STEP 1: SIGNING THE CONTRACT

At this point, you will review contract documents with New Homes Specialist and sign. Within 24 hours of signing,

your initial deposit should be delivered by check or wire.  Also at this time, you will need to

contact Greybrook's preferred lender for pre-qualification


STEP 2: DESIGN APPOINTMENT

Typically within 2 weeks of signing your contract, you will have your Design Appointment.  Greybrook's Design Consultant

will reach out to schedule your design appointment and it will be at the Design Center.  During this appointment, you will

make all of the color and option selections.  Once the design appointment is complete, a 10% design deposit will be due to Greybrook.


STEP 3: PRE-CONSTRUCTION MEETING

Once the Design phase is complete and the building permit is in hand, you will be contacted to schedule a meeting with the community builder.  At this meeting, all selections will be confirmed and you will be provided an overview of the construction process.  The community builder will provide updates to you throughout the construction phase.


STEP 4: PRE-MECHANICAL WALKTHROUGH

Prior to mechanical installations, you will have a walkthrough with the builder to go over the electrical layout and low voltage layout.  At this meeting, you will also discuss any mechanical items that were added (i.e. additional outlets or lighting) and the placement of those.


STEP 5: PRE-DRYWALL WALKTHROUGH

When your home is ready for drywall to be installed, you will have a pre-drywall walkthrough with the builder.  During this walkthrough, you will determine if everything, up to that point, is correct and the way that has been discussed.


STEP 6: BUYER ORIENTATION, ACCEPTANCE WALK, & CLOSING

As your home nears completion, Greybrook will determine your closing date.  You will be notified at least 3 weeks before of your confirmed closing date, along with the dates for your buyer orientation and acceptance walkthrough.    


STEP 7: MOVE IN!

Congratulations!   You are now the owner of a brand new home from Greybrook.  It's time to move in and enjoy!
